For nearly 70 years, a much-loved Kiwi villa stood on its 812m² section, watching Auckland grow up around it. Then, almost overnight, it disappeared. One week there was a classic family home with all its weatherboard character. The next week, there were excavators large enough to adjust a spine (we couldn’t resist that comparison).

From $81,000 to $2.33 Million

The numbers tell their own story about the North Shore’s property journey. The home sold for $81,000 in 1985. By 2015, that figure had climbed to $1.4 million. It changed hands again for $2.0 million in October 2024, then sold once more for $2.33 million in March 2025. That’s a remarkable rise for a house built back when milk still arrived by horse and cart, long before anyone had coined the phrase “Auckland housing crisis.”

Six New Homes, One Big Change

The site is now being redeveloped into six modern homes, a sign of just how much Auckland continues to grow and change. For those of us at 516 East Coast Road, it’s been genuinely interesting to watch it unfold, almost like a front-row seat to the city’s evolution.
